Fire alarm devices, wiring, panel and programming are excluded while fire alarm conduit and boxes are included. Confirm the division of the fire alarm scope and identify who is expected to furnish devices and programming.

Excavation, backfill and trenching for own work is excluded. State who is expected to trench, bed, backfill and compact for the site conduit shown on E1.1 through E1.6.

Switchgear and main distribution equipment are excluded as furnished by others. Confirm that installation, termination and startup of that equipment are carried.

Seismic calculations, structural supports and anchorage design are excluded. Confirm whether deferred-approval seismic submittals are expected from the structural engineer of record.

Conduit, wire and connections to HVAC equipment are excluded. Confirm the scope split with the mechanical contractor at rooftop units, VFDs and controls panels.

Concrete encasement of 2" and larger conduit is not addressed. State whether encasement is carried, and at what quantity, for the duct bank shown on E1.4.

Alternates 1 through 4 are not addressed. Provide pricing for each alternate or state no bid on each.

Unit costs are not addressed. Provide unit costs for concrete encasement per linear foot, journeyman electrician straight time per hour, and interior fixture add or delete per each.

The lighting fixture packages are carried in the lump sum but not broken out. Provide the fixture package value for each of the six areas on the bid form.

Division 27 communications work is not addressed. State whether pathways, conduit, back boxes and telecom room backboards are carried.

Division 28 access control and video surveillance rough-in is not addressed. State whether conduit, back boxes and line voltage to security equipment are carried.

Escalation is not stated. Confirm whether material escalation is carried through the 130 week duration, and identify the commodities at risk if it is not.

Proposal validity is 30 days. Confirm the price can be held to the scheduled award date, or state the escalation that applies past 30 days.

Bond rate is 1.10%, the highest of the four proposals. Confirm the rate is firm and identify the surety and single-job bonding capacity.

No addenda are acknowledged and the proposal is priced off the plan set dated 06/24. Confirm addenda 1 through 8 are included, or provide the cost impact of each.

Escalation is not carried and material pricing is stated as adjusted at billing against a published index. Identify the index, the base date and the cap.

Equipment pads and housekeeping curbs are excluded. Confirm these are expected from the concrete subcontractor and identify the pads required.

Backbone and horizontal cabling are excluded. Confirm the Division 27 split and state whether pathways and back boxes remain in the base bid.

Temporary power and lighting is excluded as by general contractor. Confirm whether temporary power for own work is expected from Northgate, and provide a priced add if it is not.

Joint sealants and firestopping at own penetrations are excluded. Confirm the trade expected to firestop electrical penetrations at rated assemblies.

Alternates 1 and 2 are carried in the base bid at $97,000 and $52,000. Confirm both values so the scope can be removed for comparison against the other three proposals.

Utility company fees, dewatering and shoring, cutting and patching, and off-hours premium time are excluded. No bidder carried these four items. Confirm they belong to Northgate scope.

Entry approach and signalization area electrical is carried in the base bid rather than quoted as Alternate 3. Confirm the $249,000 value so the scope can be removed for comparison against the other three proposals.

Temporary power and lighting for all trades for the full duration is carried in the base bid. Confirm the $194,000 value, the duration assumed, and the demarcation from temporary power for own work.

An installation allowance for owner-furnished fixtures is carried at $105,000. Confirm the fixture count and types the allowance covers.

Barricades, flagging and traffic control are excluded for Phase 2 only. Confirm the Phase 1 traffic control scope carried and the reason for the split.

Arc flash, short circuit and coordination study and warning labels are excluded. Provide a priced add for the study and labels.

Escalation is not included and commodity claims are reserved on copper, steel conduit and switchgear. Identify the trigger, the index and the notice period for a claim.
